Chip Eng Seng’s wholly-owned subsidiary, CEL Development, along with partners SingHaiyi Investments and Chuan Investments has formed two joint venture (JV) companies, Maxwell Residential and Maxwell Commercial.
This follows the successful tendering of the three parties for the en bloc acquisition of Maxwell House for S$276.8 million. CEL Development will own 40% of the joint venture, with SingHaiyi and Chuan Investments each owning 30%.
TMW Maxwell sits on a gross plot ratio of 4.3 located at 20 Maxwell Road, replacing the former Maxwell House. It is 41,799 sq ft (3,883.3 sqm) in size and has a potential gross floor area (GFA) of 21,746 square metres. As a mixed-use development, 20% of the total GFA will account for commercial spaces.
